Pacific Side Beachfront Real Estate
North of Cabo San Lucas, the coast turns to face the open Pacific, and the beachfront changes completely. Instead of coves and bays, you get miles of wide sand, big surf, cooler water and some of the best sunsets in Baja.
The Pacific side covers two very different markets. Close to Cabo San Lucas, Diamante is a private resort community with golf, a beach club and beachfront condos at Ocean Club Residences. Further north, the surf towns of Cerritos and Pescadero have a more laid-back feel, with new oceanfront villas and condos at communities such as Contigo Cerritos, Tortuga del Sol, The Cove at Cerritos and Tequila Ranch.
Buyers come here for space, privacy and the lifestyle: surfing, whale watching, farm-to-table restaurants and the arts town of Todos Santos a short drive away.

Big Surf, Long Beaches and Pacific Sunsets
The wild side of Los Cabos
The Pacific is beautiful and powerful. Most of this coast has strong currents and heavy shore break, and it is generally not a place for casual swimming. Cerritos is the exception people talk about, a surf beach popular with beginners, though conditions still change day to day. Plan on enjoying the ocean from the terrace, the pool or a surfboard.
In winter, whales pass close to shore, and in season some communities take part in sea turtle releases on the beach.
Around Cerritos and Pescadero, much of the beachfront inventory is newer construction, including paired villas and single-level residences built to high standards. Lots tend to be larger than on the Sea of Cortez side, and many homes have rooftop terraces for the sunset.
At Diamante, beachfront condos come with access to resort amenities and golf, and some include memberships. Ask exactly what transfers with the sale.
Diamante is a few minutes from Cabo San Lucas. Cerritos and Pescadero are about an hour’s drive north of Cabo San Lucas, with Todos Santos roughly 15 minutes further, and the airport is a longer drive than from the Sea of Cortez side.
Some properties up the coast rely on solar power, cisterns and private water treatment. Ask about utilities, road access and HOA services before you buy.
