Beachfront Condos for Sale in Los Cabos
Most beachfront property in Los Cabos is in condominium buildings, and for many buyers a condo is the easiest way to own on the sand: someone else looks after the building, the pool and the security, and the beach is right out front.
This page lists every beachfront condo we can verify as directly on the water, from studios on Costa Azul and Médano Beach to resort residences on the Corridor, Four Seasons-serviced homes at Costa Palmas and full-floor penthouses with private pools. Anything that is actually an ocean-view building across the road or up the hill is left out.

How to Compare Beachfront Condos
Location, building, fees and rental rules
Start with the beach. Médano Beach in Cabo San Lucas is the go-to for swimming and walking to town, San José and Costa Azul offer long walking and surf beaches near the airport, the Corridor has resort buildings by calmer coves, and the Pacific side trades swimming for surf and sunsets.
Then look at the building. Floor level, which way the terrace faces, and whether the unit is right on the beach or set back across a garden all make a real difference to the view and to resale.
HOA fees cover very different things from one building to the next: some include hotel-style services, beach clubs, gyms and on-site rental programs, others are simple and lean. Ask for the current budget, the reserve balance and any recent or planned special assessments.
Salt air is hard on beachfront buildings, so a well-funded reserve and a clear maintenance history matter more here than inland.
Many beachfront condos are bought partly as rentals. Rules vary widely, from buildings with their own rental desk to some with minimum stays or restrictions, so check them before you buy, and ask for real rental history rather than projections.
Seller financing occasionally appears on beachfront condos, and some newer buildings sell lock-off units that can be rented as two. If either matters to you, tell us and we will flag them.
Types of Beachfront Condos in Los Cabos
Beachfront condos in Los Cabos are not all the same. Here is how the main types compare.
Resort and hotel-branded residences
Buildings such as those on Médano Beach, at Solaz or at Costa Palmas come with hotel-style services, beach clubs and on-site rental programs. HOA fees are higher, but so is the level of service.
Established beachfront complexes
Along the San José hotel zone, Costa Azul and Misiones del Cabo, long-established complexes offer larger floor plans, pools and gardens, often at lower prices per square foot.
New construction
Newer buildings, including phases at Tortuga Bay and Albaluz in San José and new villas near Cerritos, add modern finishes and amenity packages. Check delivery dates, what is included and the developer’s track record.
Lock-off units
Some buildings offer lock-off layouts that split into a main residence and a separate suite, so owners can rent one part while using the other.
